Leaking soffits are
typically caused by problems with your gutters or roof, such as blockages, damage or poor installation. Water from these issues can drip down and saturate the soffit, leading to rot, cracks and interior damp. In the UK, it's essential to address the root cause quickly to prevent expensive long-term damage.
SOFFITS
Blocked gutters
The most frequent culprit, blocked gutters cause rainwater to overflow and run down the fascia board behind the gutter, where it saturates the soffit.
Damaged or incorrectly pitched gutters
Leaks can occur at worn seals and joints in the guttering, while gutters that are not sloped correctly can cause water to pool and overflow.
Failed roofing felt
The felt under your roof tiles directs rainwater into the gutters. If it has receded, water can be carried under the tiles and leak onto the soffits.


Roof leaks
Problems with roof tiles, flashing around chimneys, or poorly sealed roof vents can allow water into the roof cavity. This moisture can then travel down and emerge at the soffit.
Condensation
Poor attic ventilation can lead to a build-up of warm, moist air, which condenses on the underside of the roof and drips down to the soffits.
Age and wear
Soffits themselves can become damaged over time due to weather exposure, cracking, or rotting.
Common causes of leaking soffits


FASCIAS
There are two ways of replacing fascia. One can offer a cheaper fix, the other a long-term solution.
Capping over fascia
One option is to go for a less expensive repair of a fascia instead of a full replacement. This involves removing the guttering then attaching a PVC fascia cappit board over the existing timber fascia. New guttering is then attached to the cappit fascia board. It is essential that the existing timber is not rotten as it will continue to decay underneath eventually causing the cappit fascia board to fall off.
A fascia board closes off your roof space from the elements and protects the ends of the timber rafters that hold up your roof. It is normally the piece that the gutter is fitted to.
Full fascia replacement
Full replacement involves removing the existing wooden fascia and replacing it with a new PVC fascia board. During this process the felt that guides rainwater into your gutter can also be checked and replaced to ensure your roofing performs properly.
GUTTERS
It is often the case that gutters collect debris that is not visible from the ground which causes a back spill that leaks water in various directions.
When water can't drain properly due to a clog, it backs up and eventually overflows. This overflow can cause two main problems:
Back Spill into the Wall Cavity
Water can pool and flow backward, under the tiles and fascia, and potentially into the roof structure and wall cavity. This is more likely if the fascia board is compromised or if the drip edge isn't installed correctly. Water intrusion into the wall cavity can cause significant damage, including:
Wood rot in the framing.
Mold and mildew growth.
Damage to insulation and drywall.
Spill Down the Outer Wall
This is the most visible effect. The overflowing water cascades down the exterior wall.
